Existing home inventory is on the rise and we’ve matched the pending sales from the prior week, with 39 homes sold. This puts us on pace to sell 164 homes per month. In particular, the price point of $150,000 to $200,000 is especially hot, with only 3 homes listed and a mere 0.15 months’ supply. This means that if no additional homes are listed in this price range, we would sell out of available inventory in just 4.5 days. Overall, despite the increase in inventory, the market remains competitive for sellers, in almost every price range. Buyers should be prepared to act quickly (get pre-approved ASAP) in order to secure their desired property, while sellers can expect continued demand for their homes. Fun Fact: In the last 30 days, 134 homes were listed, and 115 have been sold. This data suggests that while we’re listing more homes than we’re selling, we’re still operating within a seller’s market.

Final walkthroughs are a critical part of the homebuying process! Sometimes buyers think that one walkthrough before the closing is enough, but it’s not wise to skip that final chance to check the house. The final walkthrough is SO important because it allows you to ensure that the property is in the same condition in which you agreed to purchase it. During the final walkthrough, you’ll be checking to make sure that nothing has changed and that: - there isn’t any new damage - all agreed-upon appliances and furnishings (such as curtains and blinds) are still there - any repairs that were negotiated into the deal were made If you notice any issues during the final walkthrough, you’ll get the chance to rectify them with the seller before taking ownership of the home. But if you skip the final walkthrough, there isn’t a good course of action to get those issues resolved. The final walkthrough really isn’t optional. It’s just a few minutes that will help ensure that you’re happy with your new home and can confidently take ownership.
